The contract has a total price contract and a unit price contract. If it is a unit price contract, it will be charged according to the building area, and you must promise a clear calculation method of the area. 4. Payment method 1. Payment according to the progress is relatively easy for both parties to accept. If the construction team requires a large proportion of payment before the start of construction, the owner should be cautious. 2. The project progress payment is divided into several times, and the payment ratio of each time may be subject to the negotiation between the two parties. 5. Contract duration. 1. Many contractors undertake many construction sites at the same time. Due to insufficient manpower or poor arrangement, the progress is often slow. A professional construction team can build a house in three or four months, but it takes half a year or a year for them. 2. In the contract, we must promise a clear construction period, how to deal with the delay of construction period, and what circumstances can extend the construction period (such as force majeure, Spring Festival, heavy rain that has not been encountered in 50 years and other key factors). 6. Quality and safety 1. Clear the project quality acceptance standards, whether there is a quality guarantee deposit, and the maintenance conditions for quality problems, the maintenance work period, etc. The main project is guaranteed for life within the design service life (50 years). 2. Clarify the safety responsibilities of both parties, and promise that the homeowner, relatives, friends and neighbors will enter the construction site, how to assess the responsibility for safety production accidents, and the terms of the responsibility evaluation of the construction team's own personnel for safety production accidents.
